Buyer's guide: Irvine
Irvine is a master-planned city in Orange County, Southern California, and it is one of the priciest markets in our US listings. Irvine real estate combines top-rated schools, safe neighbourhoods and a strong corporate base.

Apartments (condos and townhouses) number 366, houses 304 and plots just 4. Four-bedroom homes lead (250), then three-bedroom (175), two-bedroom (133), five-plus (80) and one-bedroom (36). The range from €1.1 million to €2.1 million in the middle half shows that even entry-level condos cost far more than most US cities.
The Irvine Company developed the city as a set of villages: Woodbridge, Northwood, Turtle Rock, University Park, Orchard Hills and Great Park Neighborhoods among them. Each has parks, trails and an association. The University of California, Irvine, John Wayne airport, Spectrum shopping centre and the Irvine Business Complex give strong jobs and rental demand. Beaches at Newport and Laguna are about 20 minutes away, and Los Angeles is an hour or more in traffic.
Buyers include tech and medical professionals, Asian-American families and international investors. Many Irvine communities have Mello-Roos special taxes and HOA dues on top of base property tax, and California's Proposition 13 limits annual increases to 2% on the assessed value, but reassesses on sale. Ask for a full tax estimate.
Foreigners can buy in California freely. Escrow and title insurance handle closing, and earthquake and wildfire insurance deserve attention. Read the US buying guide, financing guide and apartment listings. For other areas compare San Diego, New York and US houses.
