Granite Bay is an affluent residential community in Placer County, California, on the edge of Folsom Lake and east of Sacramento. It is largely suburban with big plots, golf and lake recreation, and it attracts commuters to Sacramento and Roseville.
Nearby places are real neighbours: Roseville, Rocklin, Folsom, El Dorado Hills, Citrus Heights and Fair Oaks. Prices at the lower end of the Sacramento region are found in the last two.
The United States does not bar foreign buyers from owning homes. In California, expect an escrow and title-insurance process, home inspection, and property tax of roughly 1% of purchase price plus local levies, which are reassessed on sale. Foreign nationals typically need larger down payments than US residents. If you later sell, FIRPTA withholding of 15% may apply (lower rates for qualifying residence purchases).

Not in the current listings; all 79 are houses. Condominiums are more common in Sacramento or Roseville. If you want an apartment or condo, Roseville and Sacramento have more choice.
Our database converts dollar asking prices to euros for comparison. Check the live listing for the original dollar figure. The original dollar price is on the listing itself, and exchange movements can shift the euro comparison.
Some lenders offer foreign-national loans, usually with a bigger deposit and extra documentation. Terms vary, so compare lenders. Expect a deposit of 25% to 30% and extra proof of funds from foreign-national lenders, though terms differ.
It is a withholding tax on sales by foreign owners: 15% by default, with reduced rates in some residence cases. A US tax adviser can confirm what applies. Take tax advice on your home country's rules too, because some countries tax rental or sale gains on US property.
