Garden City is a planned village in Nassau County, about 20 miles east of Manhattan, and Garden City real estate is mostly large single-family houses on tree-lined streets. There are 51 houses, 12 apartments and 1 piece of land. Bedrooms cluster at the upper end: 20 properties have five or more, 17 have four, 17 have three, 6 have two, and a handful have one or none. The apartment stock is mostly co-ops and condominiums near the centre, which can be a cheaper way into the village.

The village was laid out in the 19th century by the merchant Alexander T. Stewart, with wide streets, a central green and a compact downtown. The Long Island Rail Road runs into Penn Station and Grand Central, and the Roosevelt Field shopping area and Adelphi University are close. Schools in the Garden City district are the main reason many families pay the premium.
The main trade-off is property tax: Nassau County bills are among the highest in the United States, and they can be a larger annual cost than many buyers expect. Ask for the current tax bill on any home you consider.
New York has no restriction on foreign ownership of homes, but if a co-op is involved a board will vet you and may require large cash reserves or refuse non-resident buyers. Use a New York attorney. Closing costs include a mortgage recording tax if you borrow, title insurance and attorney fees. Purchases of $1 million or more in New York State attract a 1% 'mansion tax' paid by the buyer.
Read the US purchase guide, compare financing routes and use the valuation tool to test a seller's asking price.
Garden City's price per square metre is easy to read; the property tax bill is the number to ask for first.
Valley Stream and Queens Village are the closest listed neighbours, and Little Neck, Bayside and Fresh Meadows lie in Queens further west or north. Great Neck on the North Shore is a separate high-end market, also in Nassau County.

About 20 miles. The LIRR trip to Penn Station is typically around 30 to 40 minutes.
Long Island school districts are funded largely by local property tax, so bills are high. Compare actual tax bills, not just asking prices.
Legally yes, but co-op boards approve buyers and may demand large reserves. Condos and houses are easier.
A 1% New York State charge on residential purchases of $1 million or more, paid by the buyer.
Rarely: only 1 plot among 64 listings, since the village is fully built out.
