Fremont is made of several former towns, including Niles, Mission San Jose and Warm Springs, each with its own character. Mission San Jose is known for its schools. BART trains run to Oakland and San Francisco, and Tesla's factory is a big local employer. Neighbouring markets: Union City, Milpitas, Hayward, Pleasanton, Dublin and Palo Alto.
Earthquake risk along the Hayward fault is a factor for insurance.
Fremont's five historic districts price differently. Mission San Jose and parts of Warm Springs command a premium for schools and new housing, while Centerville and Niles offer older homes at somewhat lower prices. Because the median size is 136 m², most listings are mid-size family houses. Check HOA fees on townhouse and condo listings, as well as Mello-Roos community taxes in newer developments, because both change monthly costs. A local agent and a home inspection are standard, and earthquake insurance is optional but worth quoting.
Visa status does not prevent a purchase in the US, but lenders want evidence of income and assets abroad and typically ask for a larger deposit from non-residents. Closing runs through an escrow officer, who holds funds until the deed is recorded. Property tax is reset to the sale price at about 1%, plus bond levies. Our US buying guide, US financing page and United States overview have the details.
