Buyer's guide: Fort Myers
Fort Myers is the commercial centre of Lee County on Florida's Gulf coast, with a historic downtown on the Caloosahatchee River and quick access to Sanibel, Captiva and Fort Myers Beach. RealEstateAbroad lists 1,424 properties for sale, with a median asking price of €295,012 and €2,121 per m². Prices are lower than Naples, making it popular with budget-conscious second-home buyers.

Houses number 857, apartments 462 and land 105. Three-bedroom homes lead (560), then two-bedroom (505), four-bedroom (158), five-plus (58) and one-bedroom (38). A large number of two-bedroom listings reflect the condo and villa stock in golf communities and along the river.
Downtown Fort Myers has a restored River District with restaurants, the Edison and Ford Winter Estates and a growing apartment scene. McGregor Boulevard, lined with royal palms, runs through leafy residential areas. South Fort Myers has golf communities, and Gateway and Lehigh Acres to the east are newer and cheaper, though Lehigh Acres has many vacant platted lots and variable infrastructure. Fort Myers Beach, on Estero Island, was devastated by Hurricane Ian in 2022 and has been rebuilding; check the status of any beach property carefully.
Southwest Florida International Airport is on the edge of the city, with direct flights from the US, Canada and some European cities. Cape Coral lies across the river and has its own market; see Naples to the south for a pricier alternative.
Lee County was one of the areas hardest hit by Hurricane Ian, so insurance, elevation and building codes matter. Many houses built after 2002 have stronger codes, while older houses may have vulnerable roofs and windows. Review the FEMA flood zone, the first-floor elevation and any prior flood claims. Condo associations in older buildings are seeing large increases in fees, with new state law requiring structural inspections.
Foreign buyers can buy freely, with no state income tax in Florida. The wide range of costs means you should compare total ownership costs, not just price. Our US buying guide, financing page and US analysis have more detail.
Fort Myers has a warm winter season that attracts seasonal residents, and a hot, humid summer when afternoon thunderstorms are routine. Beaches are 20 to 30 minutes away, and boating is a major pastime. Healthcare is strong, with several hospitals in Lee County. Road congestion on McGregor Boulevard and across the bridges to the islands can be heavy in season. Check the age of the roof and air-conditioning, which are the most costly systems, and ask for wind-mitigation documentation. Property taxes can rise when a property is reassessed after sale, so ask for the estimated tax at your purchase price instead of the seller's current bill.
In Fort Myers, ask for the property's insurance history, including prior claims and the cost of the last renewal. Check if the roof or windows were replaced after 2002, and whether the house has hurricane shutters. For condos, review the association's reserves and any pending assessments. If the property is in a flood zone, ask for the elevation certificate. Hire a local inspector who knows Gulf coast construction.

Golf communities in south Fort Myers and McGregor corridor homes are popular, depending on budget.
It is cheaper but has many vacant lots and varying infrastructure. Research individual streets and utilities.
They are charged on assessed value at county millage rates. The seller's bill can understate your future bill if they have a homestead cap, so ask for an estimate at your price.
Insurers often limit coverage or raise premiums on older roofs, which can affect both cost and eligibility.
