Buyer's guide: Boca Raton
Boca Raton is an affluent city in southern Palm Beach County, known for its Mediterranean-revival architecture, private golf clubs and a Florida Atlantic University campus. Houses account for 780 listings and apartments 584, with land at 2. By bedroom count, two-bedroom homes lead (533), then three-bedroom (393), five-plus (186), four-bedroom (175) and one-bedroom (73). The many two-bedroom homes reflect the large number of condos in retirement communities west of Interstate 95, some of which sell for well under €300,000. At the other end are estates in gated golf clubs and on the Intracoastal Waterway, many of which top €1.2 million.
This split explains the huge quartile gap. When you search, make sure you separate the age-restricted condo market from the luxury house market. See the national apartment and house pages.
East of the Intracoastal, beach-area condos and Spanish Mangrove-style homes sit close to the sand. Downtown Boca and Mizner Park offer a walkable centre with dining and shopping. Royal Palm Yacht and Country Club and Boca West are among the exclusive private clubs. West Boca has newer family subdivisions with top-rated schools, and many gated communities with golf, tennis and pools. Condo communities such as Century Village, Boca Lago and Boca Pointe are popular with retirees.
Brightline rail, in nearby stations, and Palm Beach and Fort Lauderdale airports provide connections, and Miami is about an hour south. Summers are hot and humid with frequent storms.
Many condo and HOA communities in Boca Raton are age-restricted (55-plus), restrict rentals to a few times per year or require minimum lease terms, and have approval processes for buyers. After recent changes to Florida condo law, associations of older buildings must complete structural reviews and fund reserves, and monthly fees have risen sharply in some buildings. Always request the association's financial statements, budget, reserve study and minutes, and ask whether a special assessment is expected.
Foreign buyers face no ownership restrictions and Florida has no state income tax, but US estate tax and rental income rules apply to non-residents. Insurance costs are high, so get a quote before making an offer. Our US buying guide, financing guide and US market analysis give more background.
Beyond the mortgage, Boca Raton owners pay association dues that can cover lawn care, security gates, pools and sometimes cable and golf. Club memberships are separate and can carry initiation fees. The city has some of the best-rated public schools in Palm Beach County and a strong healthcare network, including Boca Raton Regional Hospital. Summers are hot and stormy, and roof and air-conditioning quality matter. Many owners are seasonal 'snowbirds' who spend winter here and leave the house closed in summer, so hurricane preparation and a local property manager are practical necessities.
Winter is high season, with restaurants busy and traffic heavy on Federal Highway and Glades Road, while summer sees many seasonal owners leave. If you plan to use a Boca Raton home only in winter, check the association's rules on closed-up units, storm shutters and hurricane prep. A local property manager can run the air conditioning and deal with insurance inspections while you are away.
