Neighbourhoods

Downtown and the Rainey Street district have high-rise condos and a vibrant nightlife scene. Zilker, Barton Hills and Travis Heights, south of the river, are popular for bungalows and access to Zilker Park and Barton Springs. East Austin has been transformed by new restaurants and development. Tarrytown and Westlake are wealthy western neighbourhoods with larger homes. North of the city, Round Rock and Cedar Park are suburban, family-oriented and have lower prices, while Pflugerville and Leander are further out.

Traffic on I-35 is notorious, and commute time should drive your choice. Austin-Bergstrom International Airport is close to the city centre and has expanded international service.

Texas property tax and other costs

Texas has no state income tax, but property taxes are high, often 1.8% to over 2% of assessed value once school, county, city and special district taxes are combined. That can add several thousand euros a year to a mid-priced house, and it is the most significant difference from low-tax states. Some newer subdivisions also have Municipal Utility District (MUD) taxes. Closing costs include title insurance and escrow fees, and the buyer pays for an inspection. Texas has no state transfer tax.

Foreign buyers can buy freely, though Texas has passed restrictions on land ownership by entities from certain countries, so people from or with ties to those countries should get legal advice. Austin also has hail and flash flood risk. For the mechanics of a purchase from abroad, start with the step-by-step US buying guide, then price a loan on the US financing page.

Market cycle and who is buying

Austin's prices rose sharply during the pandemic as remote workers and technology firms moved in, and the market cooled afterwards as interest rates rose and new supply arrived. Today buyers have more room to negotiate than in 2021, but costs for insurance and property tax remain high. Employers such as Tesla, Apple, Oracle and Dell, and the University of Texas, anchor demand. If you are buying to rent, compare rents with taxes, insurance and HOA fees, since the gap between rents and carrying costs has narrowed. A local agent with new-construction experience can help you negotiate builder incentives.

Where else to look

Austin buyers who find prices stretched often cross-shop San Diego or the Nevada suburb of Henderson, both with a similar sunbelt pitch. Investors weighing a hub with lower entry costs might also test Las Vegas. If you just want to see the range, the United States hub groups every market by state, and the US market analysis places Texas against the rest of the country.
