Compare with houses in Thailand and apartments.
Udon Thani is a regional hub in north-east Thailand, with an airport, shopping centres, hospitals and a strong expat community, close to the Lao border and Vientiane. Living costs are far below Bangkok, Pattaya or Phuket. These are different markets rather than neighbours, and Bangkok is a long journey away.
Ask for the title deed and have your lawyer check it at the Land Department, not just a copy. Confirm road access to the plot, flooding history in the rainy season and whether the house has a building permit. Many houses in the provinces are built informally. Pay by bank transfer, ideally into the seller's account, keep the foreign-exchange form issued by your bank if you remit funds from abroad, and never hand over large cash sums. If you plan to live here, ask an immigration adviser which visa route suits you, because owning a house does not itself grant residency.
Foreigners can own condominium units within the 49% foreign quota but cannot own land. For a house, the common routes are a 30-year lease, a usufruct or superficies right, or purchase by a Thai spouse; each has legal pitfalls. Company structures that use nominee shareholders are risky and under scrutiny.
Always use a Thai lawyer, check the land title type (chanote is the strongest), and register any lease at the land office. Read our Thailand buying guide, the financing page and the Thailand overview.
