Buyer's guide: Nakhon Ratchasima
Nakhon Ratchasima, usually called Korat, is the main city of Thailand's northeast, an inland market far removed from Phuket or Pattaya. Our 62 listings have a median asking price of €143,930, and the mix is even: 16 houses, 16 plots, 12 apartments and 4 villas. Foreign buyers should read the ownership rules before getting excited about land.

| Measure | Value |
|---|---|
| Listings | 62 |
| Median asking price | €143,930 |
| Middle half (p25-p75) | €90,940 - €486,724 |
| Median price per m² | €1,336 |
| Median size | 187 m² |
Houses (16) and land (16) lead, then apartments (12), villas (4), commercial (3) and one penthouse. The upper quartile of €486,724 shows some large estates and commercial sites sit far above the median. Compare Thai houses, apartments, villas and land.
Korat is a regional hub of the Isan region, around 250 km northeast of Bangkok, with road links to the capital and a high-speed rail line under construction. Khao Yai, the national park and weekend-home area, lies nearby. Buyers are mostly Thai families and investors; the foreign market is small, so resale liquidity can be thin. For beach or international city markets, look at Bangkok, Pattaya or Phuket, which are different markets, not nearby.
Land titles in Thailand come in different strengths, and only a full title deed (chanote) gives clear boundaries. Ask for a land office search, confirm zoning and road access, and verify any lease terms in writing. A Thai lawyer should draft or review all agreements.
Foreigners cannot own land in Thailand. They can own condominium units within the 49% foreign quota of a building, or lease land, typically for 30 years. Always check the title deed type (chanote is strongest) and use a Thai lawyer. See the Thailand guide and the buying process for foreigners.

A foreigner can own the building in some structures but not the land, so most buyers use a long lease or buy a condo. Take Thai legal advice.
It is more of a local city and gateway to Khao Yai than a beach resort. Rental demand depends on local jobs and weekend visitors.
The 75th percentile is €486,724 because some large houses, estates and commercial plots are listed.
12 of the 62 listings are apartments and one is a penthouse.
