Buyer's guide: Chiang Rai
Chiang Rai villas and houses for sale carry a median asking price of €134,990 in our 51 listings, which makes northern Thailand cheaper than the islands or Bangkok. Foreigners cannot own land in Thailand, so the way a purchase is structured matters as much as the price.

Chiang Rai is the capital of the northernmost province, with cooler hills, tea and coffee farms, the Golden Triangle border area and the White Temple nearby. It is quieter than Chiang Mai and has its own airport. Many foreign residents are retirees and long-stay visitors who value low living costs.
If you take a land lease, make sure it is registered at the Land Department and that the term, renewal rights and inheritance clauses are written clearly. Ask for the chanote title deed rather than weaker forms of land document, and verify the plot boundaries on site. For villas, check water supply, flood history and road access in the rainy season, and have the building inspected, since construction quality varies between developers.
Foreigners cannot own land in Thailand. Options include a long lease, usually 30 years, a usufruct, or owning a building on leased land. Condominiums have a 49% foreign quota, but there are none in our listings here. Using nominee Thai companies is risky and legally problematic, so avoid it. Always use an independent Thai lawyer and register the lease at the land office.
See the Thailand buying guide and financing guide.
The suggested links, San Sai and San Kamphaeng, are in the Chiang Mai area, not next to Chiang Rai, and Bangkok is far to the south. They are separate markets to compare. See Thailand property.

No. Foreigners can lease it, typically for 30 years.
Not in our current Chiang Rai listings, which cover villas, houses and land only. Condominiums are the one property type foreigners can own outright, within a 49% quota, so look in resort cities if you want one.
Using a Thai company to hold land on a foreigner's behalf carries legal risk and can be challenged by the authorities. Use a registered lease or a usufruct instead, and have an independent Thai lawyer check the documents.
Prices are generally lower than in Chiang Mai, but we do not hold matching figures to quote here. Compare listings for similar villas on the Thailand property page before you decide.
