Houses lead with 25 listings, followed by 16 apartments, 16 plots, 5 commercial and 3 studios. Bedrooms are spread: two and three (8 each), four (7), five-plus (5) and one (3). The 274 m² median size is inflated by plots and big family houses, so compare price per m² rather than size. See Slovak houses, apartments and land.
Skalica is known for its wine, trdelník pastry and a pretty historic centre, on the Czech border in western Slovakia. Bratislava is about an hour and a half away, so the town suits quiet living more than commuting. Nearby markets are Senica, Myjava, Nové Mesto nad Váhom, Piešťany (a spa town), Trnava and Malacky, which is nearer to Bratislava.
EU and EEA citizens can buy residential property freely; non-EU buyers face more conditions and cannot generally buy farmland, so ask a Slovak lawyer. Slovakia has no property transfer tax. You pay a cadastre registration fee, lawyer and agent fees, and often use an escrow account. The cadastre entry (vklad) transfers title, so check it carefully. Read our Slovakia guide and financing.
Rural Slovak houses vary widely in energy efficiency and heating, so inspect the roof, damp and utility connections. A cheap price per m² can hide costs for insulation and windows. Also check access and whether a plot is buildable. Use the valuation tool as a sanity check.
Skalica is a short distance from the Czech Republic, so cross-border living is common. Ask about heating, as many older houses use gas or solid fuel, and check roofs and damp. Some plots are subject to local plans or flood zones. Hire a lawyer to check the cadastre extract (list vlastníctva) and any liens, and consider an escrow.
