Ilava is a small town on the Váh river in the Trenčín region, on the main railway between Bratislava and Žilina. The nearby towns Púchov, Považská Bystrica and the regional capital Trenčín are within a short drive or train ride. Bánovce nad Bebravou, Prievidza and Nové Mesto nad Váhom lie around the same corridor. Many buyers commute to Trenčín or beyond.
Most apartments here are in prefabricated panel blocks or smaller newer buildings. With a median size of 78 m² and a price per m² of €2,021, flats sit toward the lower part of the €101,468 to €261,000 range, while larger houses and commercial buildings pull the upper end higher. Check the building's repair fund, the heating system (district heating is common) and orientation. Ask the agent which end of the town the listing is in, since the rail line and the main road affect noise.
Foreign buyers can purchase residential property in Slovakia. Non-EU buyers face limits on agricultural and forest land. There is no transfer tax, but a fixed cadastre fee applies, and lawyers commonly hold the purchase price in escrow. Panel-block flats may need building-fund contributions for repairs.

It lies on the main rail corridor, so commuting to Trenčín or Žilina is realistic. Check timetables for your schedule. Trains between Bratislava and Žilina stop at or near the town.
They are concrete blocks from the socialist era, often renovated. Ask about insulation and the repair fund. Ask for the last three years' fund statements.
No, only a cadastre fee and legal costs. Registration is done through the cadastral office.
Restrictions apply to agricultural and forest land. Agricultural land remains restricted for non-EU individuals.
