Buyer's guide: Taif
Taif real estate sits in the cooler Sarawat highlands of the Makkah Region, and buying a house in Taif has become a live question since Saudi Arabia's foreign-ownership law came into force in January 2026. Current listings on RealEstateAbroad show 128 homes at a median asking price of €190,715. Read the ownership caveats below before you shortlist anything.
Prices are asking prices from current listings on RealEstateAbroad, shown here in euros. Note the large median size: much of the stock is detached family housing.
| Measure | Value |
|---|---|
| Listings | 128 |
| Median asking price | €190,715 |
| Typical range (p25 to p75) | €164,789 to €237,020 |
| Median price per m² | €585 |
| Median size | 354 m² |
Villas make up 59 of the 128 listings, with 33 houses and 33 apartments, two plots of land and one commercial unit. Bedrooms are large: 74 listings have five or more, 9 have four and 3 have three. That is family-compound territory rather than the studio and one-bedroom stock found in coastal resort markets.
If you are comparing property types, the Saudi Arabia villa listings and apartment listings show how Taif's price per square metre compares with the rest of the kingdom.
Taif sits at altitude and stays markedly cooler than Jeddah or Riyadh in summer, which is why it became the traditional summer retreat for Hejaz families. The city is known for rose cultivation, mountain drives and the Al Hada road down towards Makkah. Demand is largely domestic, driven by families, retirees and owners wanting a seasonal base.
Taif trades on climate and space: big villas at a price per square metre far below the coastal cities.
Saudi Arabia's foreign-ownership regime has been in force since January 2026 and works through designated zones rather than a blanket right to buy anywhere. Makkah and Madinah are heavily restricted. Taif lies within the Makkah Region, so you must confirm whether a specific plot or building is in a zone open to non-Saudis, and which documents the registry will accept. Do not pay a deposit until a Saudi lawyer has confirmed eligibility in writing.
General background is in our consultation hub and financing overview.
Makkah is the closest large city, though it carries its own tight rules. Jeddah is a few hours by road and a much larger coastal market. Riyadh is a long way inland, so treat it as a different market rather than a nearby alternative. The Saudi Arabia page lists every area we cover.

Possibly, but only where the plot falls inside a zone designated under the 2026 foreign-ownership rules. The Makkah Region has extra restrictions around the holy city, so take legal advice on the exact address before committing.
The median home in our listings is 354 m², and 74 of 128 listings have five or more bedrooms. That reflects the dominance of detached villas.
Per square metre, our median of €585 is modest, and the median price of €190,715 buys a lot of floor area. We would need matching Jeddah listings to give a proper comparison, so use the Jeddah page to check.
Altitude brings noticeably milder summers than the coast, which supports seasonal-use demand. Winter nights can be cold, so check insulation and heating rather than assuming year-round air conditioning is the only need.
Availability for non-residents is limited and depends on the bank and your residency status. Plan for a large cash component and read the financing overview before you sign.
