Beyond the 59 villas there are 17 houses, 17 apartments and one commercial unit. Four-bedroom homes lead (43), then 19 with five or more and 12 three-bedroom. The price band is fairly tight, with the middle half between about €148,000 and €274,000, which indicates standardised villa plots rather than a luxury tier.
Al Kharj is inland, agricultural and increasingly connected to the capital by road, and it hosts large farms and a military and industrial presence. It is a family and worker town rather than a leisure destination. Riyadh's growth has pushed development south, which supports demand, but you should visit and check services, schools and commute times.
For the capital, see Riyadh. Jeddah is on the Red Sea coast, and Makkah is a heavily restricted holy city, so both are very different markets.
Because the market is dominated by standardised villas, check the plot boundaries, the building licence and utility connections, and ask what the municipality plans for nearby roads and development.
A foreign-ownership law has been in force since January 2026, allowing non-Saudis to buy in designated zones, with Makkah and Madinah heavily restricted. Whether Al Kharj falls into a designated zone, and on what terms, must be confirmed with a Saudi lawyer and the relevant authority before you pay. Verify title through official registration. See our Saudi Arabia buying guide, financing guide and the Saudi Arabia overview.
