Arraiján spreads along the Pan-American Highway on the Pacific side of the canal, linked to the capital by the Bridge of the Americas and the Centennial Bridge. Traffic at rush hour is the main downside, so test the commute. It includes former Howard air base land, now a business and residential zone. Veracruz is next door and has beach access, and La Chorrera lies further west. San Miguelito, Juan Díaz and San José are on the capital side or elsewhere, so treat them as other markets.
Foreigners enjoy the same property rights as citizens for titled land, with restrictions near borders and on some coastal or island land held under possession rights. Always insist on titled property registered at the Public Registry. Transfer tax is 2%, paid by the seller. Panama uses the US dollar, which removes currency risk for dollar earners. Since 1 September 2026, Law 546 exempts the first B/.120,000 of first sales of new homes from that tax. Confirm details with a local lawyer.
