Houses lead with 33 listings, then 29 plots, 23 apartments, 4 commercial properties, 1 penthouse and 1 villa. Bedroom counts show 18 two-bedroom, 14 three-bedroom, 11 five-plus, 10 four-bedroom and 6 one-bedroom homes. Land is nearly a third of the market, which gives scope for building, but check titles and permits carefully. Browse Panama's house, land and apartment pages.
Nueva Gorgona is a laid-back beach town about an hour and a half west of Panama City on the Pan-American Highway, with a long grey-sand beach, local restaurants and gated developments. Chame is the district centre nearby, and Coronado, a larger resort community, is a short drive east. Weekends are busier and weekdays quiet. Buyers include retirees, remote workers and families with weekend homes, plus investors renting to visitors. Check water supply, drainage and flood risk, and ask whether a development has an active homeowners' association.
Foreigners have broadly the same property rights as Panamanians, with some limits near borders and on certain island or coastal concession land. Title is registered at the Public Registry, and you should confirm whether land is titled or only held under possession rights. Transfer tax is around 2% of the value (approx.; verify), plus notary and legal costs. Property purchases can support certain residency routes, and thresholds change, so verify the current rules. Read our Panama buying guide and financing page.
In Nueva Gorgona the key risk is the title: check that land is fully titled before paying a deposit.
Chame is the closest, and Las Lajas, San Carlos and La Chorrera are other Panamá Oeste locations, while Río Hato and San José are separate markets. See the Panama page.
