Land in Lithuania
Land for sale in Lithuania consists of 216 listings among 1,852. Plots appear near cities, in lakeland and along the coast. Many buyers look for cheap land to build a retreat, but rules on agricultural and forest land, plus detailed zoning, can complicate a purchase.
Lithuanian land is registered by main purpose: agricultural, forest, residential and others. A plot labelled agricultural cannot simply be used for housing, and changing its purpose requires planning procedures. Forest land is protected, and even buying it can require special qualifications.
Building lots cluster around Vilnius and Kaunas, where demand for suburban housing is strongest. Coastal plots near Klaipėda and Palanga command the highest prices, while parcels near Šiauliai and Panevėžys can be cheap. The national median price across property types is €137,700 in current listings on RealEstateAbroad.
Rules for acquiring agricultural and forest land by foreigners are stricter than for other categories, with conditions about farming experience and area limits for those allowed to buy. A Lithuanian lawyer should confirm exactly what applies. For a ready home, compare houses, and see the Lithuania consultation guide. Our country page offers further context.
Once you own a buildable plot, the next stage is design, a building permit and construction supervision, all regulated. Allow many months for permits and decide early whether to hire a general contractor or manage trades yourself. Utility connections such as electricity and water are billed separately, and can run to thousands of euros on remote plots. Budget a contingency of at least ten per cent, because ground conditions, especially near rivers and lakes, can raise foundation costs.

Residential and commercial land is usually possible; agricultural and forest land has extra conditions.
Not automatically. The land's purpose must allow residential building or be changed.
Order a cadastral survey. Do not rely on old fences.
A land tax is levied annually. Ask the municipality for the rate on the specific plot.
