Buyer's guide: Klaipėda
Klaipėda is Lithuania's only seaport, a city of around 150,000 on the Baltic coast with a German-influenced old town and ferry links to Germany and Sweden. We list 864 Klaipėda real estate properties at a median asking price of €115,000, with a median size of just 53 m².
Figures are asking prices from current listings on RealEstateAbroad.

The stock is mostly small apartments in Soviet-era and post-2000 buildings. Compare with the country supply at apartments in Lithuania, houses in Lithuania and land in Lithuania. Commercial units are also available, listed at commercial property in Lithuania. A median size of 53 m² points to one- and two-room flats, which suit young households and investors.
The old town, with its half-timbered buildings and the Theatre Square, sits by the Danė river, and the harbour front has been redeveloped with cafés and a marina. The seaside districts of Melnragė and Giruliai, north of the centre, have sandy beaches and a mix of villas and flats, and are the most sought-after for summer living. Old residential districts like Vitė and Žardininkai have 1960s and 1970s blocks with lower prices, while Debrecenas and Bandužiai are newer suburbs. Across the lagoon, the Curonian Spit, a UNESCO-listed sand peninsula reached by a short ferry from Smiltynė, is famed for dunes and fishing villages in Neringa, though building there is tightly controlled.
The port, shipbuilding and repair, logistics and a university provide employment. Palanga airport is about 30 km away, and ferries run to Kiel and Karlshamn. Vilnius and Kaunas are three to four hours by road or rail, so Klaipėda feels distinct from the rest of the country. Winters are cold and windy, and summers short and busy.
Rents are modest and local wages low compared with western Europe, so buy-to-let returns depend on getting good value per square metre. Foreign investors often target flats near the old town and the university, where tenants come from the port, shipping and IT sectors.
Klaipėda is a working port with a summer resort attached. Buy for the year-round economy, and the beach is a bonus.
