Houses in Lithuania

Houses for sale in Lithuania are less numerous than flats: 257 listings among 1,852 in our database. Most detached homes are in commuter belts around cities or in pine-forest resort towns. Buyers get land and privacy, but heating, access and plot rules require research.

Prices

All-types data for Lithuania in current listings on RealEstateAbroad shows a median asking price of €137,700, with the middle half between €89,995 and €250,000. Houses near Vilnius or in Palanga sit toward the top of this range; houses outside the larger towns are cheaper.

Where

Commuter settlements around Vilnius and Kaunas have modern developments. Klaipėda and Palanga offer seaside properties for year-round or summer use, while Šiauliai and Panevėžys lead to inexpensive family homes. See also apartments.

Houses: what to check

  1. Heating: gas, district, heat pump, wood or electric.
  2. Insulation and window quality.
  3. Water and sewerage connection or a septic tank.
  4. Land status and any protected zones, especially near the Curonian Spit and coast.
  5. Road access, particularly in winter.
  6. Plot ownership versus long-term state lease.

On the last point, some plots are leased from the state, and the lease terms must be clear.

Ownership rules

EU and EEA citizens generally buy land under conditions close to those for Lithuanians, while other foreigners face limits, especially for agricultural and forest land. Your notary and lawyer should check. Our consultation guide and Lithuania financing page outline the broader path.

Seasonality and living there

Lithuania has cold winters with snow from December to March, and a short, pleasant summer. A house used only in summer needs frost protection and a caretaker. If you plan to live there all year, check school catchments, healthcare access and public transport, which thin out quickly outside the main towns. Fibre internet has spread widely, which helps remote workers, but verify coverage for the specific address.

Frequently asked questions

Can a non-EU citizen own a house in Lithuania?

Usually yes for residential property, but land ownership can be subject to extra conditions.

Are Lithuanian houses well insulated?

Is it easy to rent out a house?

Near cities and the coast, yes, though demand is seasonal in resort areas.

How much are closing costs?

Notary and registry fees plus any agent commission. Request an itemised estimate.
