Land in Germany
Land for sale in Germany is a thin market: 614 plots against 19,557 total listings on RealEstateAbroad. Buildable lots in desirable cities are rare, and many of the ads are for edge-of-village plots where the real cost lies in connection charges and construction restrictions, not the purchase price.
We do not hold separate plot statistics for Germany, but the market context is clear: current listings show a median asking price of €585,000 and €3,742 per m² for built property, with the middle half between €399,000 and €950,000. Plot values are tied to the official land value (Bodenrichtwert) of each zone, published by municipal valuation committees. Look it up for the area before you accept an asking price.
The answer depends on the planning category:
Ask the building authority for a written statement (Bauvoranfrage) before paying a deposit. Treat any ad claiming future building rights with scepticism.
A plot described as "erschlossen" is connected to roads and utilities, but the connection fees (Erschließungsbeiträge) may still be charged to the buyer, sometimes after the sale. Add the cost of soil surveys, surveying, architect fees and the building permit. Contaminated-site registers (Altlastenkataster) are worth checking for former industrial land. Protected trees, noise zones and flood areas can also limit the footprint.
Big-city plots are expensive and infrequent; try the suburbs of Munich, Hamburg and Berlin. Leipzig, Nuremberg and Cologne have commuter-belt options at lower land prices, while Düsseldorf and Frankfurt am Main are tight. If you would rather buy a finished home, compare houses and villas.
Nothing in German law prevents foreigners from owning land, though agricultural and forestry parcels are regulated by land-transaction laws that can allow pre-emption. Banks tend to want a build contract and sizeable equity before lending on a plot. The Germany consultation guide and financing page set out the process, and you can estimate repayments with the mortgage calculator.
The planning category decides what the plot is. The price follows from that, not the other way round.

Yes, without restrictions on nationality for building plots. Farmland and forest purchases follow special regional rules.
An official guideline land value per square metre for a zone, published by local committees. It helps you test an asking price.
Because you generally cannot build a home there. It is priced as agricultural or leisure land.
Usually the plot owner, and charges may be levied after purchase. Ask for confirmation of what has been paid.
Allotment plots are leased from associations, not owned in the usual sense. Check the rules before buying.
