Houses in Germany

Houses for sale in Germany are the biggest category we carry, with 10,705 of 19,557 listings on RealEstateAbroad. Foreigners can buy freely, but the cost of buying and the new energy rules for heating make it essential to look past the asking price at the total bill.

What the market looks like

Across Germany, current listings show a median asking price of €585,000, with the middle half between €399,000 and €950,000, and €3,742 per m² at the median. Houses account for more than half the stock, so these national figures lean towards them. Large homes dominate: 5,936 listings have five or more bedrooms and 2,978 have four, against only 1,026 with one bedroom.

Where houses are

The main cities rarely offer many houses within the centre, but their suburbs do. Look at Munich for the most expensive family homes, Hamburg for villas and brick townhouses along the Elbe, and Berlin for outer-district houses and the Brandenburg fringe. Düsseldorf and Cologne cover the Rhineland, Frankfurt am Main draws bankers to the Taunus, Nuremberg offers Franconian value and Leipzig is cheaper still.

Buying costs add up

German purchase costs are high and paid on top. Expect:

  • Real estate transfer tax (Grunderwerbsteuer): between 3.5% and 6.5% depending on the federal state.
  • Notary and land-register fees: roughly 1.5% to 2%.
  • Agent commission: for homes, it is usually split between buyer and seller, often around 3.57% each including VAT.

So allow 8-12% on top of the price. Confirm the rates for your state with a notary.

Ask for the energy performance certificate (Energieausweis) and examine heating. Germany's heating law (GEG) is shaping what boilers owners must install, so an old oil or gas system can mean significant upgrade costs. Also check:

  1. Land register extract (Grundbuch) for charges and easements.
  2. Building permits for conservatories and attic conversions.
  3. Monument protection (Denkmalschutz), which limits alterations.
  4. Leasehold (Erbbaurecht), where the land is leased, not owned.

Build in a professional survey, especially for houses built before 1990.

In Germany the price you see is only the start. Budget a tenth more for the costs around it.

Who buys and next steps

Typical buyers are German families, expats moving for work and investors in rental houses. Read our Germany consultation guide and the financing page for Germany; compare apartments if a house is too much to maintain, and see the Germany overview.

Frequently asked questions

Can foreigners buy a house in Germany?

Yes. There are no general restrictions on foreign buyers, whatever their residency. Financing may be harder without German income.

How much deposit do German banks require?

Typically 20-30% of the price plus costs for non-residents. Terms vary by lender and income.

What is Erbbaurecht?

A heritable building right: you own the house but lease the land for decades, paying ground rent. Check the remaining term and rent reviews.

Is the property tax high in Germany?

Annual Grundsteuer is relatively low compared with the UK or US, although rates differ by municipality.

Do I need a notary?

Yes. A German notary must certify every property sale and registers the transfer.
