Commercial Property in Germany
Commercial property for sale in Germany totals 2,377 listings on RealEstateAbroad, around 12% of the 19,557 properties we carry in the country. The mix covers office floors, shop units, small warehouses and Wohn- und Geschäftshäuser, buildings mixing flats with ground-floor shops, which are a favourite of private investors.
Our country statistics (median asking price €585,000, middle half €399,000 to €950,000, €3,742 per m²) cover every property type and should not be read as commercial values. Commercial assets are priced on rent multiples, and city centre and edge-of-town locations differ widely. When you review a listing, calculate net yield after non-recoverable costs and vacancy, and check the lease term.
Commercial leases in Germany are freely negotiable but often long, with index-linked rents. Before you buy, request:
If a lease is short, the building could be vacant in two years, and its value would then depend on re-letting.
Frankfurt am Main is the financial hub, with offices and retail around the Main. Berlin offers the widest choice, from tech offices to Kiez shops. Hamburg combines port-related and city offices, Munich is expensive but liquid, and Düsseldorf and Cologne are strong in media and services. Smaller cities such as Leipzig and Nuremberg can provide higher yields.
Transfer tax (Grunderwerbsteuer) of 3.5% to 6.5% applies to commercial buildings too, along with notary fees. Commercial sales are generally exempt from VAT unless the seller opts for taxation, so check the deal terms. Many investors buy through a German GmbH or GmbH & Co. KG, and share deals can attract extra tax rules. A German tax adviser is essential.
Commercial buyers should treat the lease schedule as the real listing.
Look at building services, fire protection, asbestos and contamination for older sites, energy ratings and planning use classes. See the Germany consultation guide, financing options and compare residential apartments or houses if the numbers do not stack up.
