Buyer's guide: Grenaa

In Danish listings, a "villa" means a detached single-family house. Here 55 of 89 listings are villas, 25 are other houses, 5 are apartments and 4 are land. The homes are big: 41 listings have five or more bedrooms and 33 have four, while only 14 have three or fewer.
Plot sizes are generous, and many properties come with garden and outbuildings. See Denmark's villa listings and house listings for the national picture.
Grenaa is the main town on the Djursland peninsula in East Jutland, with a harbour, long sandy beaches facing the Kattegat and an aquarium. Aarhus, Denmark's second city, is about an hour's drive, so some residents commute or work remotely. Others buy here as a seaside second home.
Neighbouring markets include Ebeltoft, Rønde and Knebel on Djursland itself, and Randers to the north-west. Viby J is an Aarhus suburb and therefore a much pricier market.
Non-residents generally need permission from the Ministry of Justice to buy property, and holiday homes are the hardest category. People who have lived in Denmark for a period, and certain EU citizens working in the country, may be exempt. Check eligibility before making an offer.
See the Denmark buying guide and the Denmark mortgage page. Danish mortgage credit is bank-regulated and distinctive, so ask early.
Compare other Danish markets or look at land for sale.

Often yes, but non-residents usually need Ministry of Justice permission, especially for a holiday home. Do not assume approval; make your offer conditional.
Half of current listings are priced between €147,045 and €280,309, with a median of €200,029. Coastal and larger plots cost more.
The beaches and countryside are attractive, but holiday-home permission is the hardest to obtain for non-residents, so check first.
About an hour by road, which makes Grenaa workable for some commuters.
