Villas in Cyprus
Cyprus has 2,985 villas listed on RealEstateAbroad, about 4% of 70,891. Most come with private pools and gardens, and the strongest clusters are around Paphos and Limassol where golf resorts and international schools support demand.
The island-wide median asking price is €360,000, with the upper quartile above €650,000. Villas tend to occupy the top of that range, with a median price per square metre of €3,477 across all listings. Plot size, pool, finish and view explain most differences. Houses offer a lower-cost alternative.
Paphos has the largest villa stock, including golf resort communities. Limassol has high-end villas in the hills and near the coast. Larnaca and the Famagusta district have villas aimed at holiday buyers.
Non-EU buyers need a permit, and VAT or transfer fees apply. Our Cyprus buying guide covers the process, and financing explains bank options.
Buying is only the start of the cost. A Cypriot villa with a pool and garden needs regular cleaning, water treatment, irrigation and sometimes security monitoring. Electricity prices are high compared with many EU countries, and air conditioning, pool pumps and water heating add up. Water can be pricey and sometimes restricted in drought years, so ask about a borehole or storage tank. Insurance should cover earthquake and fire. For owners who live elsewhere, a property manager can check the house weekly, arrange repairs and manage rental guests for a fee.
Plan your exit as well. Resale of a villa depends on the quality of the title, the legality of any extensions, and the strength of the local market; Paphos and Limassol have deeper pools of buyers than inland areas. Keep all invoices for improvements, since they may reduce capital gains tax when you sell. A local tax adviser can explain the current treatment of gains and rental income for non-residents.
Finally, if you are tempted by a resort villa, read the community rules. Some limit paint colours, rental periods or the number of pets, and the management company can charge for services you may not use.
