Cyprus is a small island with an outsized property market, driven by foreign buyers, a favourable tax regime and a long rental season. This analysis of the Cyprus real estate market 2026 reviews the data and the structural risks. Live prices are on our Cyprus property for sale page.
Price and yield data
Our legacy city-centre apartment price is about US$3,682 per m² (2023), with a gross rental yield of 6.9% (2024), a price-to-rent ratio of 14.5 and a price-to-income ratio of 8.1. That mix of strong yield and moderate affordability is why Cyprus attracts income-seeking buyers from Israel, the UK, Russia-linked and Eastern European backgrounds, and increasingly from elsewhere. Gross yields on paper exceed what most owners net after fees.

Economy and rates
GDP growth of 3.8% (2025), GDP per capita of about US$41,800 and very low inflation (0.1%) form a supportive backdrop, helped by tourism, shipping, services and a growing technology sector. Euro-area monetary policy (3.65% in our 2024 record) sets borrowing costs; our legacy mortgage figure is 4.3% (2023). The population is only about 1.4 million, so a few thousand new buyers have an outsized impact.

Why title deeds matter
The classic Cyprus risk is the title deed: some properties, especially those sold off-plan years ago, still lack individual title because developers mortgaged the land or failed to complete registration. Always confirm that the contract of sale is lodged at the Land Registry, that the title is free of mortgages, and that the planning and building permits are in place. Non-EU buyers need permission from the Council of Ministers to buy property, usually limited to one residence or one plot, and the process takes a few months. The consultation guide for Cyprus explains the sequence.
In Cyprus, check the title deed before the sea view: it determines whether you can sell, mortgage or inherit the property.
Property types
Apartments and studios feed the rental and holiday market; villas and houses serve lifestyle and relocation buyers; penthouses lead at the premium end. Land and commercial property require planning-zone checks. Limassol, Paphos, Larnaca and Famagusta district differ sharply in demand and price. Also note that the buffer-zone and northern-occupied territories carry separate legal issues, so avoid purchases there without specialist advice.
Risks and outlook
Risks include construction quality, oversupply in certain resort developments, tourism dependence and regulatory change on residence-by-investment programmes, which have been tightened. A growing number of new towers in Limassol has lifted prices, but supply timing can cool sentiment.
