Penthouses in Cyprus
Cyprus lists 4,919 penthouses on RealEstateAbroad, around 7% of 70,891. That is a large penthouse market for an island of its size, and it reflects the many sea-view blocks in Limassol, Paphos and Larnaca where the top floor is a selling point.
Island-wide listings show a median asking price of €360,000, with the top quartile starting at €650,000 and a median of €3,477 per square metre. Penthouses typically price above the standard flats in the same building, and in Limassol's towers can reach many times the island median. Compare each penthouse with the unit below it to see the actual premium.
Limassol leads for high-end penthouses with marina and sea views. Paphos has resort-style roof terraces with pools. Larnaca has seafront penthouses at lower prices. Compare with regular apartments and villas.
Non-EU buyers need a permit. VAT on new penthouses is generally charged at the standard rate, as the reduced rate applies only to qualifying homes of limited area. Read the Cyprus buying guide for steps.
The communal fee in a Cypriot tower can be a surprise. Lifts, security, pools, gyms and landscaping are shared costs, and top-floor owners pay according to the share stated in the deed, not the floor. Ask to see the budget and the arrears of other owners, because unpaid fees by a few owners can force others to cover shortfalls. Look at the quality of finishes and the design of drainage on the roof terrace, since leaks are a typical defect in new buildings. Check how wind and sun behave on the terrace in the afternoon before you buy, and whether neighbouring plots are still undeveloped, as a future tower could block your view. In Limassol especially, check which parts of the skyline are approved for building.
If you intend to let the penthouse, confirm the building's rules on short-term occupancy and the licensing needed for guests.
