Villas in United Arab Emirates
There are 2,257 villas listed in the UAE out of 26,932 properties on RealEstateAbroad. Most villas are in master-planned communities with shared pools, parks and security, rather than as isolated plots, and that shapes both price and rules.
The all-types median asking price in the UAE is €535,533, and the top quartile starts at €1,022,381. Villas in prime Dubai communities usually list above those numbers, while those in Ajman, Sharjah and Ras Al Khaimah can be far lower. The median per m² for all UAE listings is €4,324. Four- and five-plus-bedroom listings are common in the villa market, even though one-bedroom homes lead the country-wide bedroom split.
Typical villas include a maid's room, a garage and a small garden, with community amenities. In many Dubai communities, the master developer owns the roads and facilities and charges annual service fees. Resale values depend on the community's maintenance, proximity to schools and the road network.
Dubai has the largest choice of communities, Abu Dhabi offers island and Saadiyat-type options, and Sharjah or Ras Al Khaimah offer cheaper alternatives. For flats, see apartments. Also check houses.

Villa values in the UAE have moved with the economic cycle, and communities with strong schools, parks and transport links have held demand better than isolated ones. Rents for family villas have been closely watched by investors, but returns depend on the purchase price, service charges and vacancy. Ask for the rental history of the exact house and how long the previous tenant stayed. Before buying, compare the asking price with recent transactions published by the land department rather than relying only on agent advice. Finally, check the remaining term of any mortgage or developer payment plan that you would take over.
