Houses in United Arab Emirates
The UAE has 1,248 houses on RealEstateAbroad out of 26,932 listings. Houses are less visible than flats or villas, and many are townhouses or semi-detached homes in suburban communities.
With a country-wide median asking price of €535,533 and a middle range of €292,109 to €1,022,381, houses tend to sit between flats and large villas. The market median per m² is €4,324, but townhouses in outer communities can offer more space per dirham than city flats. The bedroom split across the UAE is led by one-bedroom units, so use the size filter for family-sized homes.
Dubai has suburban townhouse communities, Abu Dhabi has gated neighbourhoods, and Sharjah, Ajman and Ras Al Khaimah offer lower prices. Commuting times and school access should drive the decision.
See the UAE financing page, buying guide and market analysis.
Buyers are mostly resident families, long-stay expatriates moving up from rented flats, and overseas investors seeking larger units for family rental. Because many residents rent first, resale houses in good school catchments tend to sell steadily. Visit at different times of day to judge traffic, noise from construction nearby and shade. Ask the community management about planned developments around the house, since open land next door is often earmarked for future building. If you plan to rent it out, check that tenancy contracts are registered with the relevant authority and that the community permits rentals.

Often none; agents use them loosely. 'House' usually signals smaller or attached homes.
Only with developer and municipal approval. Unapproved works may need to be reversed.
New homes carry a structural defects warranty from the developer, typically ten years in Dubai. Check the contract.
A cash purchase can complete in a few weeks. A mortgage adds time for valuation and approval.
