Apartments in South Africa
Apartments for sale in South Africa total 2,456 on RealEstateAbroad, about one fifth of the 11,275 properties we list in the country. They are sold as sectional title units, which makes the building's finances as important as the flat itself. Here is where the stock is and how to judge a scheme.
These are asking prices from current listings on RealEstateAbroad, converted to euros. The country-wide median is €88,590 and half of priced listings fall between €48,322 and €159,998. Apartments are typically smaller than houses, so a flat usually sits below that median, with the exact figure depending on city and building quality.
Country-wide, two-bedroom homes (2,534 listings) and one-bedroom homes (521) are the sizes most often associated with flats, while 1,259 listings show no bedrooms, mostly vacant land. If you want a garden, the South Africa houses page shows the alternative.
Flats concentrate in cities and on the coast. Johannesburg and Sandton offer apartments near business districts, Pretoria and Roodepoort have lower-priced complexes, and Durban and the north coast have beachfront and golf-estate apartments. Alberton and Germiston provide cheaper East Rand options. Our country overview shows how prices compare.
Buyers include investors seeking rental income, young professionals, retirees who want a lock-up-and-leave home and foreign owners who visit seasonally. Foreigners can buy sectional title freehold; non-resident mortgages are possible but cautious. Compare costs in our mortgage guide and the legal steps in our guide for foreign buyers. For small budgets, try the homes under 100k page.

It is South Africa's apartment ownership system. You own your unit and a share of common property, and the body corporate manages the scheme through monthly levies.
Levies vary widely with the building, its amenities and security. Ask for the latest budget and compare the levy to the rental you could achieve before offering.
Yes. Non-residents can buy sectional title units freehold. Funds must come through an authorised dealer, and your conveyancing attorney handles the transfer.
They can be, but yields depend on location, levies and vacancy. Well-run schemes in business nodes are generally easier to let than distressed buildings.
It depends on the scheme's conduct rules and municipal zoning. Check both before buying with holiday letting in mind.
