South Africa pairs a double-digit gross yield with extreme unemployment, crime and an unreliable power grid. The South Africa real estate market 2026 is a market for informed buyers; listings are on the South Africa property page.
Price levels
Survey data put central prices at about $850 per m² (2024) and outside-centre prices at about $690 per m² (2023), low by global standards because the rand has weakened. A one-bedroom in a central area rented for roughly $432 a month in 2023, and average net pay was about $1,334 a month. The price-to-rent ratio was 9.7 in 2024.
There is a wide spread within the country, with Cape Town's Atlantic Seaboard and Sandton at one end and townships and rural areas at the other. We do not use the survey's price-to-income reading since it does not match local experience of affordability. To browse, start with cheap property in South Africa and under $100k.
Yield
Gross yield was 10.3% in 2024, high enough to raise caution. A figure that high usually signals risk: levies, rates, security costs and tenant defaults reduce the net result, and in loadshedding-prone areas, solar or backup power is an additional capital cost. A well-run sectional-title flat in a good suburb will deliver a lower, but steadier, net return.

Foreign buyers
Non-residents may buy property, though exchange controls affect how funds are brought in and out, and lenders usually require larger deposits. Transfer duty is charged on a sliding scale, conveyancing is done by an attorney, and foreign sellers face withholding on sale proceeds. Rules change, so take advice. Our South Africa buying guide and financing page go through the process.
Risks and outlook
- Crime and security: many owners pay for guards and gated estates.
- Utilities: water and electricity reliability varies between municipalities.
- Economy: low growth and high unemployment limit demand for mid-market housing.
- Currency: the rand is volatile against the dollar and the euro.
Strong areas, such as the Western Cape lifestyle belt, benefit from semigration and international remote workers, while other regions lag. Use the valuation tool and compare what you would pay elsewhere on the analysis hub.
The sectional-title scheme, where you own a unit and share the common property, dominates apartments, so always read the body corporate's financial statements and levy history before you commit.
