Bettembourg is a rail hub on the line to Luxembourg City and France, and is home to the Parc Merveilleux leisure park. Prices are lower than in the capital, which draws commuters and cross-border workers. The Dudelange and Esch-sur-Alzette area has an industrial past and is becoming a regeneration zone. Hospitals, schools and shopping are close. Language is Luxembourgish, French and German.
There are no general ownership limits for foreigners. Registration and transcription duties together run to around 7% of the price outside the capital, with owner-occupiers able to claim the Bëllegen Akt tax credit on a primary residence (ask your notary for the current amount). A notary handles the deed. Mortgages are available to non-residents at modest loan-to-value ratios. See our Luxembourg buying guide and mortgage page.
Luxembourg's energy-performance class has a real effect on running costs and, increasingly, on resale value, so ask for the certificate. For new-build flats sold off plan, the sale-in-future-state-of-completion (VEFA) structure protects payments in stages. If you will work in France or Germany, consider cross-border tax rules before choosing a commune.
Nearby are Dudelange, Roeser, Kayl, Hellange, Leudelange and Frisange. Compare against the country-wide property for sale in Luxembourg.
