Buyer's guide: Tallinn
Tallinn is a medieval walled capital on the Gulf of Finland and one of Europe's most digital cities. Our database lists 151 Tallinn real estate listings, all of them houses, with a median asking price of €578,000 for homes with a median size of 238 m², so this page is a guide to detached and semi-detached homes rather than to city flats.
The table reflects asking prices in current listings on RealEstateAbroad and applies only to houses. City-centre apartments are priced differently and are not included in these figures.
| Indicator | Value |
|---|---|
| House listings | 151 |
| Median asking price | €578,000 |
| Middle half (p25 to p75) | €404,500 to €894,500 |
| Median price per m² | €2,561 |
| Median size | 238 m² |
Four-bedroom homes (41) and three-bedroom homes (33) are the biggest groups, with 23 houses at five or more bedrooms. A handful of listings (5) are recorded as studios or without a bedroom count, and only 8 have one or two bedrooms. At a median 238 m², these are substantial family homes, many on their own plots, often in suburbs or neighbouring municipalities. Read about houses in Estonia for the country picture.
Nõmme is the classic villa suburb, a pine-wooded district of wooden houses and quiet streets with its own rail stop and a character of its own. Pirita on the coast has a marina, beach and newer residential developments, while Kadriorg, near the palace and park, has prestigious 19th-century homes. Haabersti, with Rocca al Mare, and Kristiine give more modest prices, and Mustamäe and Lasnamäe are large Soviet-era flat districts. Many buyers also look outside the city boundary: Viimsi, Harku and Saue are fast-growing municipalities with new houses, schools and better space for the price.
Tallinn has a thriving IT and start-up scene, a busy cruise port and the airport is only a few minutes from the centre. Helsinki is a two-hour ferry ride away, and the Tallinn-Helsinki link means many Finns buy second homes here. Winters are long and dark but the summer season is very popular. The Rail Baltica project aims to connect the Baltic states to Poland by rail in the coming years.
For house buyers the question in Tallinn is not the city, but the commute: Nõmme, Pirita and Viimsi offer different trade-offs for the same budget.
Our Estonia buying guide and Estonia mortgage guide cover the process. For a small budget, try cheap property in Estonia.
Beyond Tallinn, Pärnu is the summer resort on the west coast and Tartu is the university city. Use the property valuation tool for a rough check on a price. The country overview is at property for sale in Estonia.

Yes, in most cases. EU citizens and many other nationalities can buy residential property. Restrictions on some land purchases exist, so check with a notary.
Nõmme, Pirita and Viimsi are popular. Nõmme is green and has a villa character, Pirita is near the sea, and Viimsi offers newer houses and schools.
Rental demand from professionals and tourists is solid, but price growth and rents depend on the economy and interest rates. Build in costs and vacancy.
