Buyer's guide: Norrtälje
Norrtälje is a coastal town about 70 km north-east of Stockholm, in the Roslagen region, and almost everything on the market is a house: 88 listings, plus six villas. The median asking price is €249,750 and the price per m² is €3,529.

Two-bedroom homes lead (35), then 30 three-bedroom, 13 one-bedroom, 11 four-bedroom and five with five or more. A 72 m² median suggests many small summer cottages and compact year-round homes. There are no apartments in the data, although the town centre has some.
Compact cottages are often sold as fritidshus (leisure homes) and may lack year-round insulation, so ask about heating, water supply and the cost of winter use.
The town has a harbour, a river through its centre and a lively summer season, with ferries and boat routes into the archipelago. Many buyers want a summer house within reach of Stockholm, and some commute. The area also has year-round residents, so check whether a cottage is winterised and connected to municipal water and sewerage, since some archipelago homes are not.
The only link we have is Sälen, a ski area far to the west that is a different market altogether.
There are no general restrictions on foreign buyers of housing in Sweden. Buyers pay a registration charge (lagfart) of 1.5% of the price plus a fee, and bidding is usually public. Mortgage lenders cap loans at around 85% of value and require amortisation. A summer cottage may be subject to shoreline protection and building limits. Some residents commute to Stockholm, but the trip is long. Many buyers want a second home.
Generally yes, but check shoreline protection and local rules.
