Sweden has one of Europe's most indebted household sectors and a housing market that reacts quickly to interest rates. The Sweden property market data is useful mainly for long-term buyers and second-home purchasers; listings are on the Sweden property page.
Price structure
Survey figures place central apartments at about $6,547 per m² in 2023 and outside-centre homes at about $4,118 per m². The price-to-income ratio was 8.1 in 2024, low among rich Nordic and Western markets, and the price-to-rent ratio was 26.7.
Average net pay was about $2,880 a month in 2023. The low price-to-income ratio masks the way the housing system works: apartments are mostly owned through tenant-owner associations (bostadsrätt), with monthly fees, and access to rental flats is queue-based, so buying is the practical route for newcomers. Houses and villas are in the Sweden house and villa categories, and budget options under cheap property in Sweden.
Yield
A central one-bedroom rented for about $1,011 a month in 2023 and the gross yield was 3.7% in 2024. Rent levels are regulated and negotiated, so landlords have limited freedom to raise income, and subletting rules are strict. That makes Sweden an unattractive market for yield seekers, and better suited to owner-occupiers or holiday-home buyers.

Economy and rates
GDP was about $669 billion in 2025, up 1.54%, with output per person near $63,133. Inflation fell to 0.68% in 2025, unemployment was relatively high at 8.69%, and public debt only 33.9% of GDP (2024). The policy rate was 3.5% in 2024, and 20-year mortgages averaged 4.37% in 2023.
Swedish mortgages are largely floating or short-fixed, so rate swings feed through to households quickly, which is why prices fell in the 2022-2023 tightening. Corporate tax is 20.6% and the top marginal personal tax rate high at 52% on our 2024 reading.
Risks
- Household debt: high leverage means rate shocks hit demand.
- Fees and rules: tenant-owner associations carry their own debt; study the annual report before buying.
- Rental constraints: subletting needs association approval.
- Weather and upkeep: rural properties demand real maintenance.
Foreigners can buy freely, but mortgage lenders require a deposit and impose amortisation rules. See our Sweden buying guide and mortgage guide.
Outlook
With inflation low, rates may drift down, which would help affordability. Weak construction activity has limited new supply in the cities, but prices will remain sensitive to credit conditions. Holiday-home buyers seeking lakes, archipelago or mountain property should compare local markets rather than rely on the national average, and test valuations with the property valuation tool.
Practical points for non-residents: arrange a personal identity number early, because many services depend on it; budget for the stamp duty paid when title is registered; and ask the association's treasurer how large its maintenance fund is, since special levies can follow weak finances. Swedish viewings are often competitive, with bids made openly before the stated viewing date.
