Price context

On current RealEstateAbroad listings, Singapore's median asking price is €1,142,879, with a middle half of €619,866 to €2,244,073. Landed homes sit in the upper half given land scarcity, and the median price per m² across the market is €12,846.

Foreign ownership

Under Singapore's residential property law, foreigners cannot buy landed homes without approval from the Singapore Land Authority, and approval is rarely granted outside special zones such as Sentosa Cove. Permanent residents face different, less restrictive rules, and citizens have the widest rights. If you are a foreign buyer, a landed house purchase starts with approval, not an offer.

What 'house' covers

Typical landed types include terrace houses, semi-detached houses, detached bungalows and cluster houses. Plot size and tenure (freehold or 99-year leasehold) hugely affect price. Houses of five bedrooms or more are well represented, since 7,281 listings across the island have five or more.

Tenure and redevelopment

Most Singapore landed property is either freehold or on a 99-year lease, and the difference can be a large fraction of the price. For leasehold plots, calculate how many years remain and how a bank or the next buyer will value them. Redevelopment potential is checked against the master plan, plot ratio and any conservation rules. A tired bungalow on a good plot may be priced mostly for the land, which is a different calculation from buying a finished home.

Costs and checks

  1. Approval status and eligibility.
  2. Stamp duties, including the foreign surcharge if approval is granted.
  3. Tenure and remaining lease.
  4. Redevelopment potential under planning rules.
  5. Conservation or heritage restrictions.

Our Singapore buying guide and financing guide provide context.

In Singapore the approval to buy a house comes before the price to buy it.
