Buyer's guide: Al Shamal
Looking at property for sale in Al Shamal means looking at the northern tip of Qatar, around 90 km from Doha, where the market is almost entirely detached villas on large plots. Current listings on RealEstateAbroad show 64 homes with a median asking price of €736,792. Before pricing anything, foreign buyers should read the ownership section below, because freehold rights for non-Qataris are limited to designated zones.
The figures below are asking prices from current listings on RealEstateAbroad, converted to euros. They describe what sellers want, not what buyers have paid.
| Indicator | Al Shamal |
|---|---|
| Listings | 64 |
| Median asking price | €736,792 |
| Middle half of listings (p25 to p75) | €466,635 to €1,105,188 |
| Median price per m² | €1,211 |
| Median size | 424 m² |
Villas make up 58 of the 64 listings. The rest is thin: 3 plots of land, 2 houses and 1 commercial property. There is no real apartment or penthouse stock to speak of, which is the opposite of Doha's tower-led market.
Size shows up in the bedroom split: 43 listings have five or more bedrooms, 11 have three, and only 2 have two. Expect family compounds with majlis rooms, driver's quarters and high boundary walls rather than compact investor units. If you are comparing formats, the villa page for Qatar and the land page cover the same stock country-wide, and houses are a smaller group.
| Property type | Listings |
|---|---|
| Villa | 58 |
| Land | 3 |
| House | 2 |
| Commercial | 1 |
Al Shamal is Qatar's northernmost municipality. It is a quiet coastal area of fishing villages, beaches, the Al Ruwais port and the archaeological site of Zubarah, which is on the UNESCO World Heritage list. Daily life depends on a car, and Doha's malls, international schools and hospitals are a long drive south, usually 60 to 90 minutes depending on traffic.
That suits buyers who want space, weekend retreats or a lower price per square metre than the capital, but it is a poor fit for anyone who needs a short commute.
Qatar allows foreigners to own freehold only in designated areas, and to hold long usufruct rights in others. Many of the northern villa areas are not in the freehold zones, so a villa that looks affordable may not be open to a non-Qatari buyer at all. Ask the agent which category applies to the exact plot and have a Qatari lawyer confirm it against the Ministry of Justice records.
Residency can follow a purchase: the current thresholds are QAR 730,000 for residency and QAR 3.65 million for permanent residency, but the qualifying property must be in an eligible zone. Our Qatar buying guide and financing overview explain the process in more detail, and the Qatar country page shows the wider market.
In Al Shamal the first question is not price but whether a foreigner may own that plot.

Only if the plot sits inside a zone where non-Qataris may hold freehold or usufruct title. Many northern residential areas are outside those zones. Get written confirmation from a Qatar-licensed lawyer before paying any deposit.
Roughly 90 km, so expect around an hour or more by road. There is no metro or rail link, so owning a car is essential.
Per square metre, probably yes: listings here show a median of €1,211 per m². But the villas are far bigger, with a median size of 424 m², so the total asking price is still high.
Almost none appear in current listings. Apartments are concentrated in Doha and Lusail, so look at the Qatar apartment page for those.
Mostly Qatari families and long-term residents looking for space and sea access. Overseas buyers are a small group because of the zoning restrictions.
