Buyer's guide: Schuttrange
Schuttrange is a commune east of Luxembourg City, near Niederanven and the airport, and RealEstateAbroad lists 66 properties with a median asking price of €1,222,600. It is one of the pricier communes in our Luxembourg data, with more apartments than houses.

Roughly €9,700 per m² puts Schuttrange among the dearer addresses for commuters, in exchange for a few minutes' drive to the capital.
Apartments are 52 of 66, houses 11 and land two. Bedrooms: four one-bed, 18 two-bed, 28 three-bed, ten four-bed and one larger. The high price per m² reflects new-build flats with underground parking, lifts and energy-efficient construction close to the capital.
Middle-market buyers can compare Luxembourg apartments, houses and penthouses. The tight band between the lower and upper quartile, from about €893,000 to €1.31 million, shows that most flats are priced similarly, so differences come from floor area, orientation, outdoor space and the number of parking spaces included in the price. Ask whether a cellar and a garage are part of the deal, as extra parking can cost tens of thousands of euros.
Schuttrange lies a few kilometres from the airport at Findel and the Kirchberg business district, with the A1 motorway giving fast access to the city and to Germany. Employers in finance, EU institutions and logistics drive demand. Neighbouring communes include Niederanven, Sandweiler, Contern, Oetrange, Moutfort and Itzig.
The airport brings some aircraft noise to parts of the area, so visit at different times of day. Rental demand is strong among relocating professionals, but check that the building's rules allow lettings, and budget for service charges and the syndic's fees.
There is no general restriction on foreign buyers. Registration duty and transcription tax together are around 7%, with notary fees on top; new apartments may carry VAT instead, so check how a developer prices the deal. Owner-occupiers may have access to tax credits.
Purchases off-plan (VEFA) are common for new flats and are protected by staged payments and a completion guarantee, but read the contract with a notary. See our Luxembourg buying guide, financing page and overview.
