Mertert is in the canton of Grevenmacher, on the Moselle, which marks the border with Germany. It is home to Luxembourg's only river port and sits beside Wasserbillig, where the Sûre meets the Moselle. The area has Moselle vineyards, cycle paths, and a rail line to Luxembourg City, about 30 km away. Trier in Germany is just across the border.
Buyers are cross-border commuters and families who find the capital too expensive, along with people working in finance and EU institutions.
Luxembourg has no general restrictions on foreign buyers. Purchase taxes on resale homes are around 7% (registration and transcription duty), with a tax credit available for primary residences, and notary fees come on top. Newly built homes may carry VAT, often at a reduced rate for a main residence. Confirm current rates with a notary, as the rules have been updated recently.
See our Luxembourg buying guide and mortgage guide.
Wasserbillig, Grevenmacher and Echternach are neighbouring Moselle and Sûre towns, with Consdorf in the Müllerthal and Junglinster and Niederanven closer to the capital. See the Luxembourg page.
