Helmsange is a village in the commune of Walferdange, a few kilometres north of the capital on the road to Mersch and the northern cantons. The local station links by rail to the city, and the neighbouring places in our list are Walferdange, Bereldange, Heisdorf, Steinsel and Bridel. Luxembourg City itself offers the larger job market. The University of Luxembourg's Walferdange site is close by. Buyers are mostly professionals working in finance or EU institutions, and families wanting a quieter suburb.
Nothing in Luxembourg law stops a foreigner from owning a home. On a resale the state takes 7 per cent, made up of 6 per cent registration duty and 1 per cent transcription, and the notary charges separately. If you are living in the flat yourself, ask the notary whether the Bëllegen Akt credit reduces the duty and by how much, since we cannot confirm a current amount. Residents can often borrow close to 80 per cent of value, while non-residents should expect a bigger deposit and closer scrutiny of income.
Our Luxembourg buying guide, the financing page and the Luxembourg overview go further, and the mortgage calculator helps you test repayments.
