The sample holds 33 houses, 18 apartments, 1 commercial property and 1 plot. A data oddity: 29 listings have no bedroom count, so use the bedroom split with caution. Of those that do, 7 have three bedrooms and 4 each have two, four and five-plus. Compare with the French house and apartment listings.
Èze has two parts: the medieval village perched on a rock above the Mediterranean, with narrow pedestrian lanes, and the seaside area, Èze-sur-Mer, with its railway station and beach. Monaco is a short drive east, and Nice and its airport are about fifteen minutes to the west. Menton lies further east, and Antibes, Cannes, Le Cannet and Mougins are along the same coast to the west, about 30 to 40 km away, so they are better viewed as other Riviera markets than as next-door towns.
Buyers are international: French second-home owners, Britons, Americans and Gulf investors, plus Monaco-linked residents.
There are no general restrictions on foreigners buying property in France. The notary handles the transfer: expect notary fees and taxes of around 7% to 8% on resale homes and around 2% to 3% on new builds, plus agent commission that is often included in the asking price. A signed compromis de vente gives a ten-day cooling-off period. Non-resident mortgages are available from French banks, often up to about 70% to 80% of value.
Historic village properties can be subject to heritage restrictions, and cliffside plots face planning limits, so check the local plan and any shared-ownership rules. Our France buying guide and financing page explain more, and the France overview shows other regions.
