Four-bedroom homes lead with 23 listings, then 19 two-bedroom, 18 three-bedroom, 15 one-bedroom, 14 with five or more and three studios, plus two commercial units. The low end is likely small seaside flats, while the high end is villas with sea views.
The town has a long sandy beach, a marina and a busy seafront in summer, and it is quieter in winter than its famous neighbours. It lies in the Var department, with ferries to the Île du Levant and a coastal road that fills with traffic in July and August. Buyers are mainly French and northern Europeans seeking a second home near, but cheaper than, Saint-Tropez.
Along the coast, Grimaud and Sainte-Maxime are further around the gulf. Roquebrune-sur-Argens, Fréjus and Saint-Raphaël lie farther east, and Cannes is a long drive away.
Foreigners can buy freely. Fees (frais de notaire) are roughly 7% to 8% on older property and about 2% to 3% on new builds, and a signed compromis de vente carries a 10-day cooling-off period. Second-home owners face local property taxes and, on resale, capital gains tax for non-residents. Banks may lend to non-residents, usually at lower loan-to-value than residents.
