Buyer's guide: Hungary
Property for sale in Hungary on RealEstateAbroad currently covers 388 listings, with a median asking price of €249,900. The market is centred on Budapest, and foreign buyers from outside the EU need a permit to buy. This guide sets out what the listing data shows and how the buying process works.
The figures below are from current listings on RealEstateAbroad and are asking prices. Our Hungarian listings are a smaller sample than for larger markets, so read them as indicative, not as an official index. Half of priced listings sit between €81,823 and €782,952, a wide range that reflects the mix of Budapest apartments and rural houses.
| Indicator | Current listings |

| Property-type mix | houses 39%, apartments 31%, commercials 16%, lands 13% |
Budapest is the only city in our data with enough listings to analyse (148 listings). Its median asking price is €861,882 and the median price per m² is €6,837, well above the national level. Budapest has the main concentration of jobs, universities, tourism and rental demand, and the city is divided into 23 districts with distinct price levels. Central districts such as the Castle District (I), Lipótváros (V) and Erzsébetváros (VII) are the most expensive, while outer districts offer better value.
Outside the capital, popular areas include the shores of Lake Balaton, Győr, Debrecen, Pécs and spa towns such as Hévíz. Prices there are typically lower, but the market is less liquid and the supply of English-speaking agents is thinner.
| Area | Listings | Median price | Typical range | Median per m² |
|---|---|---|---|---|
| Budapest | 148 | €861,882 | €433,097 to €1,480,438 | €6,837 |
Houses (145 listings) and apartments (113) make up most of our Hungarian inventory, followed by commercial property (60) and land (49).

EU and EEA citizens can buy residential property on the same basis as Hungarians (with some limits on agricultural land and second homes in certain areas). Non-EU citizens need permission from the county government office (kormányhivatal) before they buy, and the Ministry of Defence is consulted. The permit is usually granted for ordinary homes where there is no security or conservation issue, and takes around two months. Buying through a Hungarian company is another route, but it has tax and compliance consequences. Agricultural land is restricted to Hungarian farmers.
Approximate figures; verify locally.
| Cost | Typical amount |
|---|---|
| Property transfer duty on resale | Approx. 4% of market value (up to a high threshold), paid by the buyer |
| VAT on new-build | 27%, with a reduced 5% rate on qualifying new homes |
| Legal fees | Approx. 1% to 2% plus VAT |
| Land registry fees | A fixed fee |
| Estate agent | Approx. 2% to 3% plus VAT |
| Annual property tax | Set by the local municipality, per m² or by value |
| Rental income tax | Flat personal income tax, with possible social contributions |
Hungarian banks lend mostly to residents with local income, and non-residents find it difficult to borrow. Where credit is available, it is usually up to 50% to 70% of the price, in forint or euro. Many foreign buyers use cash or finance from their home country. Compare costs in the mortgage calculator and see the Hungary financing guide.
Buying property in Hungary does not grant residency, and the former Guest Investor programme has been closed. EU citizens can register for residence. Non-EU citizens need a visa and residence permit based on work, study, family or other grounds, so check our Hungary buying guide and speak to an immigration lawyer.
Advantages
Drawbacks
Hungary is a Budapest story for most foreign buyers: the permit rules, the district you choose and the forint matter more than the headline price.
