There are 35 apartments and 32 houses. Two-bedroom homes (28) lead, followed by three (17), one (13), four (6) and five-plus (3). In Finland, most flats are shares in a housing company (asunto-osakeyhtiö), while houses may include land. Find national options at apartments in Finland and houses in Finland.
The city centre is compact, with a busy market square, the Naisvuori hill and tower with views over Lake Saimaa, and a cathedral. Mikkeli played a role in Finnish history as the headquarters of the army during the Second World War, and the Headquarters Museum recalls that period. Residential neighbourhoods such as Päiväranta and Rantakylä have lake views and a mix of low-rise blocks and detached homes, while smaller villages around the municipality offer old farmhouses and lakeside plots.
The setting is the main selling point: long summer days, swimming, boating and ice fishing in winter. Mikkeli is about 230 km north-east of Helsinki, around three hours by car, with direct train and bus connections. The local economy is based on healthcare, education, forestry and a defence presence, so it is a regional centre, not an international hub, and many second-home buyers use the area for a cottage near water.
Winters bring snow cover and sub-zero temperatures from December to March, so check insulation, the heating source (district heating, electric, geothermal or wood) and roof condition. A Finnish condition survey (kuntotarkastus) is standard for older houses and costs a few hundred euros, which is small beside the cost of discovering damp or structural faults after completion.
In Mikkeli the price of a flat is low; the real cost of living is heating, maintenance charges and distance from the capital.

It is a monthly fee paid by shareholders for maintenance, heating, water and building loans. Always check what it covers.
Prices are low, but the population is small and rents are modest, so returns depend on careful selection and low maintenance charges.
