Land, houses and condos

There are 293 plots, 194 houses, 37 apartments, 23 commercial properties and 2 villas. Where bedrooms are listed, 66 have two, 63 three, 46 four, 28 five-plus and 11 one. See Bahamas land listings and house listings, or apartments.

Waterfront and harbour-front lots cost far more than interior ones, and many homes are on elevated or hardened sites after hurricane experience.

The island chain

Abaco includes Marsh Harbour, the commercial hub, plus the cays of Elbow Cay (with Hope Town's candy-striped lighthouse), Great Guana Cay, Man-O-War and Green Turtle Cay, and the mainland beaches around Treasure Cay. Boating, fishing and diving are the lifestyle, and Hurricane Dorian in 2019 caused major damage, so rebuilt properties and insurance are key questions.

Buyers are mostly Americans, Canadians and Europeans. For other Bahamian markets compare Nassau, Exuma and Eleuthera.

Bahamas purchase basics

Foreigners can buy property, and a purchase by non-Bahamians is usually registered with the authorities, including exchange control for funds. Stamp duty is charged on a sliding scale and can be significant, with real property tax applied annually; verify current figures with a Bahamian attorney. Larger land purchases may need government approval.

Residence or home-owner status can be tied to the property's value. See our Bahamas buying guide, financing in the Bahamas and the Bahamas page.

Buying property in Abaco: FAQ

Is Abaco hurricane-prone?

Yes. Hurricane Dorian struck in 2019. Ask about construction standards, elevation and insurance.

Do foreigners pay stamp duty in the Bahamas?

Stamp duty applies on a sliding scale and is a major cost. Confirm the current rate with an attorney.

What is Elbow Cay known for?
