Houses in Austria
Houses make up 1,920 of the 5,683 properties listed for Austria on RealEstateAbroad, second only to apartments. Buyers choose between suburban family homes around the cities and rural or alpine houses, each with different rules and running costs.
The country median asking price on RealEstateAbroad is €647,000, with half of listings falling between €390,000 and €1,189,500. The median is €5,153 per square metre. Nationwide, 1,338 listings have five or more bedrooms and 984 have three, so many houses are large. Houses outside the big cities often cost less than city flats per square metre, but they come with more upkeep.
Commuter belts around Vienna and Graz hold most of the suburban family homes. Klosterneuburg offers wooded hills close to the capital. Neusiedl am See lies by the lake in Burgenland, while Kitzbühel and the Salzburg region have chalets. See also villas or land if you plan to build.
Austria's provinces control who can buy. Non-EEA buyers normally need approval from the regional authority, and holiday homes can be limited or banned in some tourist areas. Even EU buyers may have to declare that the house will not be used as a second home. This is a significant point for chalet buyers, so ask a lawyer before paying a deposit. Our Austria buying guide sets out the process.

Per square metre they often are outside the main cities, but total prices can be higher because of size. The all-type median is €647,000.
It depends on the province and your nationality. Many tourist areas restrict second homes, so take legal advice first.
Property tax is modest, but heating, snow clearing and maintenance can be significant.
If provincial approval applies, allow several weeks beyond the usual notary process.
Most houses are sold with the plot. Confirm the plot area in the land register.
