Buyer's guide: Kuwait
Looking at property for sale in Kuwait means starting with the legal question, not the price: Kuwait restricts freehold ownership for most non-Kuwaitis, so the useful work is understanding what you can legally hold. This guide pairs the 433 current listings on RealEstateAbroad with a plain explanation of who can buy, how deals are done and what to verify locally.
The figures below come from current listings on RealEstateAbroad and are asking prices, not completed sales. Kuwait is a small, thinly listed market in our data, so treat every number as indicative. Prices are quoted in Kuwaiti dinar (KWD), one of the highest-valued currencies in the world, so headline figures look large next to euro markets.
The typical Kuwaiti listing is a big family home. The median size is 400 m², and the bedroom split is dominated by three-bedroom and five-plus-bedroom properties. Smaller apartments exist but are a minority of the stock.
| Indicator | Value |
|---|---|
| Active listings | 433 |
| Median asking price | KWD 392,500 |
| Median price per m² | KWD 1,100 |
| Median size | 400 m² |
| Houses | 144 |
| Villas | 107 |
| Apartments | 76 |
| Commercial | 48 |
| Land | 45 |
This is the section to read twice. In general, freehold ownership of residential property is reserved for Kuwaiti nationals, and a limited carve-out exists for citizens of other Gulf Cooperation Council states. Most other foreigners cannot simply buy a villa or apartment in their own name. Routes that people discuss include long leases, ownership through a Kuwaiti company or partner, and a small number of investment-law exceptions tied to approved projects.
The rules have been amended over the years and are applied case by case, so do not rely on any summary, including this one. Before paying a deposit, get written advice from a Kuwaiti lawyer on whether your nationality, visa status and intended structure allow the purchase, and confirm how the title will be registered.
In Kuwait the first due-diligence item is not the building, it is whether you are legally allowed to own it.
Four areas carry the most stock in our data:
Compare them with other Gulf markets on our countries directory.
Houses and villas make up well over half of the stock. Detached houses are the most numerous type (144), followed by villas (107). Apartments number 76 and tend to be the entry point for investors and residents who do not need family-sized space. There are also 48 commercial listings and 45 plots of land.
Before you compare prices across types, check what each listing actually includes. In Kuwait it matters whether a property is a residential-plot house, an investment building, or a unit in a mixed-use block, because permitted use and eventual resale rules differ.
Assuming you have confirmed that you are eligible, a typical transaction follows this order:
Timelines vary. Allow longer than in Europe if documents must be notarised or legalised abroad.
Kuwait is tax-light for property owners, but fees still add up. The ranges below are approximate and must be verified locally for your specific deal.
| Cost | Typical range |
|---|---|
| Registration and documentation fees | Approx. 0.5% to 1% of value, plus fixed charges |
| Agent commission | Approx. 1% to 2.5% of price |
| Legal fees | Negotiated; often a fixed fee |
| Annual property tax on residential property | None known to apply to ordinary owners; verify |
| Personal income tax / capital gains tax | Generally none for individuals; verify |
Kuwaiti banks lend primarily to residents and nationals with local income. Non-resident buyers should plan on cash or on financing secured in their home country. Our Kuwait financing guide covers what is realistic, and the mortgage calculator helps you test repayment scenarios in any currency.
Property ownership in Kuwait is not a standard route to residency. Residence is typically tied to employment, family sponsorship or specific investor categories, and these change. If residency is a goal, treat the property and the visa as separate questions and ask a local immigration lawyer for the current position.

Mostly no. Freehold ownership is generally limited to Kuwaiti nationals, with some access for GCC citizens. Other foreigners should take legal advice on leases or approved structures before committing money.
The median asking price across current listings on RealEstateAbroad is KWD 392,500, with a median of KWD 1,100 per m². These are asking prices, and the sample of 433 listings is small.
In our data, Ahmadi has the lowest median asking price of the four main areas at KWD 183,000, while Mubarak Al Kabir has the lowest price per m² at KWD 950.
Kuwait has no personal income tax, and ordinary homeowners generally face no recurring property tax. You will still pay registration fees, agent commission and service or maintenance costs. Confirm the current position with a local adviser.
It is difficult. Local banks lend mainly to residents with local income, so most overseas buyers use cash or home-country finance. See our Kuwait financing page for options.
Not as a general rule. Residency is usually linked to work, family sponsorship or specific investor categories, so check the current rules with an immigration lawyer.
Houses (144) and villas (107) dominate, with 76 apartments, 48 commercial properties and 45 plots of land in our current data.
