Why International Buyers Choose the UAE

No other market combines tax efficiency, regulatory transparency, lifestyle appeal, and residency opportunity across 7 distinct investment markets.

Tax-Free Returns

Zero income tax. Zero capital gains tax. Zero inheritance tax. All rental income is yours to keep and freely repatriable — one of very few markets in the world where this applies across an entire country.

Regulatory Transparency

Dubai's RERA and the Dubai Land Department are among the most sophisticated property regulators globally. Off-plan buyers are protected by mandatory escrow, and all transactions are registered and publicly verifiable.

Residency by Investment

A UAE Golden Visa (10-year residency) is available to property investors who commit AED 2M+. Full employment rights, sponsored family members, and renewable without restriction — applicable across all 7 emirates.

Frequently Asked Questions

Everything international buyers ask before purchasing property across the UAE's 7 emirates.

Q1Can foreigners buy property in the UAE?

Yes. Foreign nationals can purchase freehold property in designated zones across all 7 UAE emirates — Dubai, Abu Dhabi, Sharjah, Ras Al Khaimah, Ajman, Umm Al Quwain, and Fujairah. Freehold ownership is permanent, with full title deed issued in your name. Dubai alone has over 60 freehold zones open to all nationalities, including Downtown, Dubai Marina, Palm Jumeirah, Business Bay, and JVC.

Q2Do I need to be a UAE resident to buy property there?

No. Non-residents can buy, own, and rent out UAE property without being a resident. In fact, buying property worth AED 2M+ can be the path to UAE residency via the Golden Visa programme — so the purchase itself can create your residency entitlement.

Q3What is the UAE Golden Visa and how does property qualify?

The UAE Golden Visa is a long-term (10-year, renewable) residency for investors, including property buyers. A qualifying purchase requires a minimum investment of AED 2 million (approx. USD 545,000) in freehold property. The visa covers you, your spouse, and children — and comes with full employment rights. Off-plan purchases count once AED 2M has been paid to the developer.

Q4Are there any taxes on UAE property?

The UAE has no income tax and no capital gains tax on property. A one-time Dubai Land Department (DLD) transfer fee of 4% applies on purchase. There are no annual property taxes and no inheritance taxes. Rental income can be freely repatriated. This tax environment is one of the key reasons the UAE attracts international investors.

Q5Can non-residents get a mortgage in the UAE?

Yes. UAE banks offer mortgages to non-resident foreign buyers, typically up to 50% loan-to-value (LTV) for residential property. Interest rates are competitive, and loan terms of up to 25 years are available. Our advisors connect you with specialist mortgage brokers who have established relationships with UAE lenders and experience with international applicants.

Q6Is it safe to buy off-plan property in the UAE?

Dubai has one of the most regulated off-plan markets in the world. Under Dubai Law No. 8 of 2007, all off-plan projects must be registered with RERA (Real Estate Regulatory Agency) and all buyer payments must be held in a government-supervised escrow account. Funds are released to the developer only as independently verified construction milestones are met. Our team verifies RERA registration and escrow status before recommending any project.

Q7Can I buy UAE property remotely without visiting?

Yes — remote purchases are common for international buyers. We manage the full process including project selection, legal review, SPA (Sales and Purchase Agreement) signing via a Power of Attorney, DLD registration, and bank transfers. Many of our clients complete their UAE purchase without ever boarding a plane — though we always recommend a visit at or around handover.

Q8Which UAE emirate is best for investment?

It depends on your goals. Dubai offers the deepest market, highest liquidity, and strongest rental demand — best for capital growth and ease of resale. Abu Dhabi suits more conservative investors seeking stable yields from government-linked tenants. Ras Al Khaimah is the highest-growth bet right now, driven by the Wynn casino-resort on Al Marjan Island. Sharjah and Ajman offer the highest yields at the lowest entry prices. Al Ain and Umm Al Quwain suit very early-stage investors and lifestyle buyers. We help you match emirate to objective.

Q9Can foreigners buy in Abu Dhabi, Sharjah, and Ras Al Khaimah?

Yes. Abu Dhabi opened designated investment zones (Al Reem Island, Saadiyat Island, Yas Island, Al Maryah Island) to full foreign freehold ownership in 2019. Sharjah has freehold zones including Aljada, Tilal City, and Masaar. Ras Al Khaimah has freehold zones across Al Marjan Island and Al Hamra Village. Ajman and Umm Al Quwain have straightforward freehold ownership for all nationalities. Al Ain (Abu Dhabi emirate) has Aldar-managed freehold communities. We advise on the right emirate and zone for your specific situation.

Q10What rental yields can I expect from UAE property?

UAE gross yields typically range from 5% to 10% depending on emirate and property type. Dubai's JVC, JLT, and Business Bay frequently generate 7–9%. Abu Dhabi yields 5–7%. Ras Al Khaimah currently shows 7–10% on Al Marjan Island. Ajman and Umm Al Quwain regularly exceed 8%. Net yields after service charges and management fees are typically 1–2% below gross. Rental demand across the UAE remains strong driven by a fast-growing expatriate population.
