Financing Property in Guyana as a Foreign or Diaspora Buyer

Mortgage in Guyana for Foreigners

Guyana financing guideUpdated October 2026

Anyone seeking a mortgage in Guyana as a foreigner should expect a bank-led process in Guyana dollars, with the strongest terms for citizens and the diaspora. Foreign nationals can buy private land and houses, and demand has risen with the oil economy. Here is how lenders view overseas applicants and what to prepare. Current stock is on our Guyana page.

Who can buy, and who can borrow

Guyana does not bar foreigners from owning private property, though large land holdings and certain transactions may need approval from the Guyana Lands and Surveys Commission or the Private Sector Commission's investment channel. Registration is under the Deeds Registry or the Land Registry, depending on whether the land is under the older deed system or the newer title system.

Retail lenders include Republic Bank, GBTI (now part of Citizens Bank), Demerara Bank, Guyana Bank for Trade and Industry and the New Building Society. Diaspora buyers with Guyanese roots find the process easiest, because banks can assess family ties and may accept foreign pay slips.

A pure foreign investor with no local income should expect higher scrutiny and a lower loan amount.

Rates, deposits and term

Mortgages are in Guyana dollars, mostly at variable rates linked to the bank's own prime rate. Costs have historically been moderate by Caribbean standards, though they vary by lender. Residents commonly obtain 70% to 80% of the price. For non-residents, 50% to 60% is a safer assumption, with terms up to about 25 years.

Because the currency is managed against the US dollar, exchange risk is smaller than in many emerging markets, yet your income in another currency still matters. Use our mortgage calculator to test different loan sizes.

Papers banks request

Guyanese banks ask for originals plus certified copies.

From offer to transport

In Guyana the title document is called a transport, and the process runs through attorneys.

  1. Choose a property and sign an agreement of sale with a deposit.
  2. Instruct an attorney-at-law to search the title.
  3. Apply for the mortgage and wait for the valuation.
  4. Pay stamp duty and the other charges.
  5. Sign the transport and mortgage deeds.
  6. Register at the Deeds or Land Registry.

Remittances and diaspora equity

Many Guyanese buyers abroad send funds through remittances and pay in stages. Some use equity in a home in the United States, Canada or the UK, which offers lower rates than Guyana dollar loans. Builders also sell homes in housing schemes, where the government has promoted lots to first-time buyers.

Gauge entry prices through cheap listings and under 100k.

Costs

Guyana charges stamp duty and legal fees at the time of transfer.

Flooding and insurance

Much of the populated coast lies at or below sea level, and drainage matters. Ask for flood history and check insurance availability before you finalise the loan. Banks may require cover as a drawdown condition.

Oil boom effects

Rapid growth has pushed up prices in Georgetown and nearby areas. Banks apply valuation caution, so your appraised value may fall below an optimistic purchase price. Keep a cash reserve to cover any gap.

Title checks

Because of the older deed system, confirm that the land is registered and carries no unpaid rates or competing claims. An attorney should also confirm boundaries and survey plans.

Diaspora versus outsider: two different files

A Guyanese-born applicant in Toronto or New York can usually point to relatives, an existing family plot and a track record of remittances, which helps a bank trust the file. An outsider has none of that, so the bank leans on documents alone and often asks for a bigger deposit, a local guarantor or a lawyer's undertaking. If you are in the second group, build a relationship with the branch before you apply and keep a local account active for several months.

Cost of building versus buying

Some diaspora buyers prefer to build on a plot in a housing scheme rather than buy a finished house. Builders quote per square foot, materials are often imported, and delays during the rainy season are common. A bank can release a construction loan in stages after inspections, but it will want approved plans and a registered contractor. Keep a contingency of at least ten per cent.

Advice

Read the Guyana consultation guide before signing,. Always hire your own attorney.

In Guyana, the transport is the product: no clean transport, no mortgage.
