Buyer's guide: Prague
Prague is a market of apartments: 691 of our 695 listings are flats, and the median asking price is €246,691 for a home of 82 m². Compared with Vienna or Munich, property for sale in Prague offers an entry point under €250,000 for a typical flat in a historic European capital.

Three-bedroom flats are the largest group (288), then two-bedroom (226), four-bedroom (95), one-bedroom (30) and five-plus (27). Besides the 691 apartments there are two studios and two commercial units. Czech listings use layouts such as 2+kk or 3+1, so ask the agent to explain them: 'kk' means a kitchenette in the living room.
Prague is divided into numbered districts. Prague 1 covers the Old Town and Malá Strana and is the most expensive. Vinohrady (Prague 2 and 3) and Karlín (Prague 8) are popular with expats for cafés and architecture. Letná and Holešovice in Prague 7 are trendy, Žižkov has an alternative feel, and outer areas such as Prague 9 and 10 offer cheaper newer blocks. The metro, trams and Václav Havel airport make it easy to live in without a car. The city has strong demand from students, tech and finance workers and tourists, but short-term rentals are regulated and many house associations restrict them.
Buyers include Czechs, Slovaks, Germans and investors from across Europe.
Foreigners can generally buy flats in the Czech Republic, including non-EU citizens, though agricultural land has more conditions. Contracts are registered at the land registry (katastr nemovitostí), and lawyers or notaries often hold funds in escrow. The real estate transfer tax was abolished in 2020, but legal and agent fees and registry fees remain. Mortgages for non-residents are possible but selective; rates and conditions change, so use the mortgage calculator.

Two rooms plus a kitchenette in the main room.
Generally yes for flats.
It was abolished in 2020, so budget for legal and registry fees instead.
