Buyer's guide: Bahrain
Property for sale in Bahrain is a small, apartment-led market that foreign buyers can enter in designated freehold zones. RealEstateAbroad currently lists 18 apartments with a median asking price of BHD 141,444. This guide explains where non-GCC buyers can own, what the purchase costs, and how property links to residency.
The figures below come from current listings on RealEstateAbroad and are asking prices, not completed sales. With only 18 priced listings the sample is thin, so treat the numbers as an indication of what is advertised rather than a market index. Prices are in Bahraini dinar (BHD), which has been pegged to the US dollar at roughly 0.376 BHD per dollar for decades.
Every listing in our database is an apartment. Houses and villas exist in Bahrain, but most of them sit outside the zones open to non-GCC foreigners, which is why they rarely appear in international listings.

Bahrain does not have a city-by-city market in the way Spain or Portugal does. The island is small, and the rule that matters most is geographic: non-GCC nationals may generally acquire property only inside zones the government has designated for foreign ownership. The list reported by legal and market sources includes Amwaj Islands, Durrat Al Bahrain, Riffa Views, Diyar Al Muharraq, Marsa Al Seef and Bilaj Al Jazayer (added in 2025), plus central waterfront and commercial districts such as Bahrain Bay, Reef Island and Juffair, depending on the project.
These are mostly master-planned developments with towers, marina apartments and gated villa communities. That explains the listing mix: larger apartments, many with four bedrooms, sold as lifestyle or investment units. The zone list has been widened more than once in recent years, so confirm that a specific plot or building is inside a freehold zone before you pay a reservation fee.
Because we do not yet have any Bahraini city with 50 or more listings, there are no city guides to link here. Use the under 100k budget page and the cheaper listings page to see the lower end of what is advertised.
Today the market we index is apartments only. In practice you will see three formats:
If you want houses or land, ask a licensed Bahraini agent about eligibility, because the zone rules can rule out stock that looks available online.
The process is straightforward once the property is confirmed as eligible:
A typical completion takes from a few weeks to a couple of months, depending on financing and the developer.
Bahrain levies no annual property tax on residential owners in the way most European countries do and has no personal income or capital gains tax on individuals, but buyers should still budget for registration, agent and legal costs. Rates change, so treat the table as approximate and verify locally.
| Cost | Typical level (approx.) |
|---|---|
| Registration fee at the land registry | About 1.7% to 2% of the price, reported by expat guides; confirm current rate |
| Agent commission | Commonly around 2% of the price, negotiable |
| Legal fees | Fixed fee or around 0.5% to 1%, depending on complexity |
| Service charges | Set by the building owners' association; varies by tower |
| Annual property tax | None on residential ownership; check municipal charges |
In Bahrain the zone decides everything: confirm freehold eligibility first, then negotiate price.
Local banks do lend to expatriates who live and work in Bahrain, usually against salary transfers, and loan-to-value ratios of 70% to 80% have been quoted for residents. Non-resident lending is much more limited and we could not confirm published terms, so ask banks directly. Our Bahrain mortgage guide covers documents and process, and the mortgage calculator helps you test repayments in dinar before you apply.
Property ownership can support a residence permit. Reports in 2026 put the Golden Residency threshold at BHD 130,000 of real estate, down from BHD 200,000, although the government service page still lists the older figure. Because the sources conflict, check the amount with the Bahraini authorities before choosing a unit on that basis. A separate self-sponsored residency tied to a property of about BHD 50,000 has also been reported. Owning property does not confer citizenship.

Yes, but non-GCC nationals can generally buy only inside designated freehold zones such as Amwaj Islands, Durrat Al Bahrain and Riffa Views. GCC citizens have wider rights. A lawyer should confirm the zone status before you reserve a unit.
Current RealEstateAbroad listings have a median asking price of BHD 141,444 and a median of BHD 628 per m². These are asking prices from only 18 listings, so negotiate and compare with local agents.
Expect a registration fee of roughly 1.7% to 2%, plus agent commission of around 2% and legal fees. Rates change, so ask your lawyer for a written breakdown.
It can. A Golden Residency has been reported at BHD 130,000 of property, though the official page may still show BHD 200,000. Confirm the current threshold directly with the authorities.
Banks lend mainly to residents with local income. Non-resident mortgages are scarce, so many foreign buyers pay cash or use equity from their home country.
The dinar has a long-standing peg to the US dollar at about 0.376 BHD per dollar, so dollar-based buyers face little exchange risk. Buyers in euros or sterling remain exposed to dollar moves.
Areas open to foreign ownership, such as Amwaj Islands, Juffair and Reef Island, are the usual starting points. Compare service charges and rental demand building by building.
